A new report released by the Federation of Rental-Housing Providers of Ontario in collaboration with Urbanation highlights the growing housing supply gap and an often-overlooked solution to the province’s rental housing deficit. Over the past three years, the demand for rental housing in Ontario grew a historic amount as the province welcomed over 1.3 million new residents. During the the same period, only 50,000 purpose-built rentals were added. This trend is projected to widen over the next 10 years as the rate of rental housing development is not expected to keep pace with demand.
There is a significant opportunity to grow rental housing supply in Ontario. More than half of new housing demand is represented by renters, yet purpose-built rentals only make up a quarter of new housing constructions. The report examines potential infill development across purpose-built rental sites in the GTHA and found that infill sites could unlock over 182,000 rental units without any additional land costs!
In the face of the widening rental housing-supply gap, it’s important to identify solutions that can have an immediate impact. Infill development is an effective way to increase rental housing without the long lead time new housing developments experience where the land isn’t already owned. But better policies such as streamlined approval processes are essential to unlocking that potential.
